Hyderabad to free ITIR from Zoning Regulations

hyderabd-ITIRHyderabad: Information technology and communications (IT&C) department has decided make an exception for zoning regulations and height restriction for proposed 202-square km Information Technology Investment Region (ITIR) in the city.The official sources said that the IT, ITeS firms and IT campuses which are planning to set up shop in ITIR will be exempted from zoning regulations so that these land owners can use their plots for other purposes. The land owners will not have to pay any sort of land conversion charges to the authority. THe firms in the ITIR can also hold huge extent of land as there won’t be any necessary to file any declaration or need to obtain permission of Urban Land Act, 1976.IT&C department, AP industrial Infrastructure Corporation, Hyderabad Metropolitan Department Authority and other associated departments proposed to have a special development authority for the development of five zones as Cyberabad and surrounding areas; SHamshabad and Maheshwaram, Uppal and Pocharam, ORR connecting areas between Cberabad and Shamshabad Airport  and ORR connecting areas between Shamshabad Airport and Uppal.According to the detailed project report, out of the 202 square kilometer area, 81.38 square kilometer will be used for industries, 38.13 square meters will be used for residential, 6.6 square kilometer wil be used for commercial, while remaining areas will be allotted for roads, greenery, areas for recreation, and logistics.The IT&C department has also decided to remove height restrictions and floor space index for building and structure constructed in the region.
