Commercial spaces in the Silicon Valley of India are in colossal demand due to the recovery in the demand from the IT/ITes sector. By the end of this year, Bangalore’s commercial market is likely to absorb around 8 million sq ft space.As compared to Quarter 1 of 2013, Bangalore saw an increase of 118% office space absorption in Quarter 2 of 2013 and most of the demand came from the IT sector. Locations like Whitefield, ORR, Sarjapur Road and Marathalli are still the most favorable destinations for renting office spaces in Bangalore.According to a survey conducted by a well-known property consultant, till date, Bangalore has recorded 105 million sq ft commercial space absorption in comparison to the prime Indian cities following the increase in leasing from IT/ ITes companies. NCR recorded 115 million sq ft absorption whereas Mumbai recorded 99 sq ft till date.As long as residential market is concerned, Bangalore’s space absorption has increased in recent years as compared to cities like Mumbai and NCR. There is a 22% growth in the absorption level in the first half of 2013 mainly due to the residences belonging to mid income group.According to report, during H1, 2013, 28000 housing units were launched, out of which 53% of the units were priced below Rs.50 lakh bracket. Approximately 22,000 units were absorbed in H1, 2013 which is an increase of 22% compared to the same period in 2012.
