Mumbai: The Eastern Freeway is acting as a catalyst in the real estate of the adjacent areas. The areas which observed the highest demand in the past 2-3 years include Kanjurmarg West, Mulund, and Bhandup West etc. These areas come in the proximity of the Eastern Freeway and are easily connected with the Eastern Freeway hence the demand in these areas observed the peak since 2011.The adjacent areas of the Eastern Freeway have observed better absorption levels and the capital values in these localities increased by about 50-65 percent in the past three years. The adjacent localities provide better and easy connectivity with the prominent locations at comparatively lower prices. The locality of Kanjurmarg has been the focus as it offers properties at much lower prices compared to its adjacent localities like Thane, and Vikhroli. At current, the locality is offering properties in the range of Rs 11000- 15000 per sq ft.Pokharan Road in Thane is in demand due to its proximity with the Eastern Freeway and has observed highest demand from the mid-income segment looking for affordable housing. Considerable momentum was observed in the capital values of the properties situated at the Pokharan Road.Several premium locations in Mumbai also witnessed better price appreciation since 2012. The locations like Palm Beach, Dombivali, Pokharan Road and Santacruz witnessed maximum growth in the real estate developments along with growth in the capital values of properties. Palm most Beach locality is the sought after location in the adjacent areas of the Eastern Freeway which also increased the demand along the Palm Beach Road.Despite an economic slowdown in the overall real estate in the country, Mumbai has better real estate prospects along the Eastern Freeway which is up and running since its inauguration in June 2013.
