Rising Home Loan Forces Investors to Put Properties in Resale Market

home-resaleMumbai: An economic slowdown means plenty of things for a country and none of them are good. The middle and the salaried class are usually the hardest hit in such an economic slowdown. Rise in cost of living; fall in wage revision rates, high interest rates and other adverse conditions have altogether forced professional who had invested in real estate to put up their properties for sale.Most of these properties which are being put up for sale had been bought 10-15 years ago. Owners of these properties cannot afford to service their home loans any longer as they have become too expensive. The interest rates have gone up but the rental yield has not increased equally. Therefore these investors are left without any further option than to sale their properties.Properties had also been bought 5-6 years ago when the real estate sector was going through a booming period. These investors were mostly the young professionals who were lured by the opportunities and high cash inflow. Now the resale market is also dominated by the same segment of people.Anshul Jain, the CEO of DTZ India said, “In the current economic conditions, finding a tenant with higher rents has become more challenging as people have become cautious due to uncertain economic conditions and are thus opting for properties with similar or lower rents. “Shashank Jain, Executive Director of PricewaterhouseCoopers said that the primary buyers are also moving away from dealing with the new projects due to the same risks. They are therefore more interested in the resale sector.He also said that this resale inventory, which has increased by 30% in the last six months, is mainly concentrated in the large metros. Buyers are finding these properties to be much more lucrative as they are getting closer to possession prices and are devoid of any risks that new projects come with. Sellers are also more inclined to sell the properties as the rental yields are simply not enough and selling is giving them higher returns on investment.The resale sector is however, not expected to attract investors.
