Mumbai: The falling rupee and the falling interest of investors the real estate has made it really necessary to find a mechanism that will help the industry bounce back. Therefore experts are of the opinion that REITs (Real Estate Investment Trusts) should be implemented to increase liquidity in the sector.At an industrial summit in Mumbai Sunil Mantri, Vice President of National Real Estate Development Council, said, “The finance ministry and Sebi are working actively on its implementation. If implemented, we believe it will encourage both foreign and domestic investors to invest in the real estate sector.” When the REITs will be implemented the sector will develop the potential to attract investments of $ 10 billion in the next 3-4 years. PWC associate director Bhairav Dalal said that the implementation of the REITs will be a very positive move for the real estate sector and it will be successful in attracting both low cost and long term capital investment to India. It will also act as an alternate source of funds for realtors.However, Bhairav Dalal observed that the fund will not be able to solve the problems related to the shortage of availability of housing stock. He said, “Though it will help in bringing liquidity in the sector, the REITs will not help developers who plan to develop residential projects. Also developers who plan to undertake new projects will not be able to get any benefit out of it in the initial stage.”This view is shared by many others. Shobhit Agarwal, Managing Director for Capital Markets of property consultancy firm Jones Lang LaSalle agrees that REITs is not the answer to liquidity problem in the market and said, “REITs model, adapted to the existing mutual funds platform, do not seem to be the right answer.
