Kolkata: A few days back the Chief Minister of West Bengal announced that the center of governance of Bengal will be shifted from Kolkata to Howrah, temporarily. Whatever political implications this move may have, in the realty sector this has created quite a big ripple.From October 1 for a temporary period the seat of governance for Bengal will be shifted to HRBC building in Mandirtala Howrah. This will not only increase the traffic movement in the area, it will also bring the area into focus and the real estate sector is expecting that this will give a big surge to the real estate development in the area. Major city based realtors like the Surekhas, the South City Consortium and the Mohtas of the Merlin group have fast tracked their projects on either side of the National Highways 3 and 6 and the Kona Expressway.The city realty big shots are now all rushing to have their building plans approved as the future of real estate in the area seems bright. As the shift of center of governance for now is temporary there is no immediate chance of hike of property prices. Properties in and around the area are for present are fetching prices varying between Rs 2,500 and Rs 4,000 per sq ft depending on its proximity to the HRBC building. But once the center permanently shifts from the Writer’s Building to the Dumurjala Stadium Complex in Howrah, the realty in the area is expected to shoot through the roof.Industrial plots in the area remain in high demand in the area. The South City consortium is developing a 20 acres industrial park with the Small Scale Industrial Development Corporation of West Bengal. Though the impact of the shift will extend to better infrastructure, connectivity and mushrooming of roadside eating joints, the effect will hardly extend to commercial spaces like malls.
