DDA to Permit Development of Housing Units in Industrial Zones

DDA-HousingNew Delhi:  The Delhi Development Authority (DDA) that looks after the real estate development of the city is considering permitting construction of residential blocks in the areas that are allotted for industrial zones. The demand for the homes is on high rise and the supply is limited hence DDA has taken a decision to develop residences in the industrial units.As the city is expanding on a rapid rate, the old industrial clusters which were developed during 1950 to 1970 are witnessing a strong expansion of prime residential homes within the area surrounded. Okhla Industrial Estate, Mayapuri, Naraina and Mohan Cooperative, the industrial blocks which are present on the outskirts are now encircled with residential units. DDA is planning to allow 20% of the total land area which is allotted for industrial clusters for the development of group housing projects.As per one of the senior official of DDA, the plot owners would get the same Floor Area Ratio (FAR) of 200 as permitted to the group housing in other areas of the city.According to the estimation by the Delhi Government, the scarcity of homes is expected to increase to 2.4 million from 4, 90,000 by 2021. The shortage may lead to rise in the property prices. As per a report, the property prices have already increased by 60% in the last two years. The emergence of the residential units within the industrial blocks will not only shoot up the supply of homes but will also bring down the property rates within the city.Most of these old industrial sectors comprise of business showrooms, offices, halls that are rented for social events or conferences.
