Gurgaon: The state government has formulated a ‘comprehensive policy’ for builders of licensed colonies across the country. Under this scheme, the state Government will bring in several provisions for the group housing to allot about 15 per cent for EWS/BPL sections.Policy of the Department of Town and Country Planning (DTCP) was published in July 2013. According to the policy, 20 per cent of the total land in licensed residential plotted colonies must be dedicated to the EWS/BPL segments ranging from 50 square meters to 125 square meters. In a group housing society, EWS/BPL flats will have to allot 15 per cent of the total number of available flats for EWS/BPL.Builders and developers have to provide roads, water supply and electricity for the EWS/BPL plots in their colony. Developers will get a timeframe of 1 year to develop these infrastructure facilities from the sanctioned zoning plan/environmental clearance. The price for allotment of EWS flats will be fixed by the state Government which will be 1.5 lakh per flat or Rs 750 per sq ft.Builders who have already taken the permission for the development prior to the new policy will also have to follow the provisions of he policy.
