8-9 % Growth in Demand is expected in Housing: CRISIL Research

Heavy relief was showered this week as the United Progressive Alliance granted the statehood to Telangana. The capital city Hyderabad is one of the worst sufferers in the state of Andhra Pradesh. In spite of catering IT giants, pharmaceutical companies, Telegu film industry and top educational institutions, the investors were driven to metros like Bangalore and Chennai due to political turmoil prevalent in Andhra Pradesh. But now as Telangana is approved, recovery is highly expected.In a CRISIL research report, it is shown that residential demand might get a boost of 8-9 percent and with that the prices of properties will also soar. However the commercial lease rentals might only grow marginally because of large planned supply of office space.Immediate response and growth in demand are very unlikely. After couple of months, when we can see a light of stability, the expectation may turn into reality. Areas such as outer ring road, the central business district areas of Banjara Hills and Jubilee Hills, and locations such as Gachibowly, HiTec City, Kukatapally, Miyapur and ChandanNagar are projected to pick up quickly.In the first half of this year, 8100 units were absorbed out of 8500 launched.
