New Delhi: The realtor’s body Confederation Of Real Estate Developers Association Of India (CREDAI) that the real estate regulatory bill should come to govern all stakeholders in the real estate industry. CREDAI sees the bill as a populist measure and believes that it will be truly so when it brings under its purview all stakeholders and not just developers.The association fears that the Real Estate (Regulation and Development) Bill will further increase the cost of houses and will delay projects as well. They are of the opinion that the real estate sector is in need of a regulator but that regulator should be able to govern all stakeholders as well like the telecom and insurance industry regulator does. Banks, planning authorities and government authorities should also be brought under the legislation though the proposed bill, which is to be presented in the Parliament in the coming session, includes none of these.CREDAI chairman Lalit Kumar Jain is of the opinion that developers must not be held responsible for everything. He noted that builders are already under a lot of pressure as they have to collect approvals from a number of government departments and this takes at least 6-18 months to be fully acquired. Builders cannot always be held responsible for all goof ups that can happen in a number of ways. The association doubts that if the builders are put under any more added pressure they will surely turn to corrupt means and politically align themselves to receive whatever advantages politics can provide. This will not make things any easier for the buyer to help whom the bill had been proposed in the first place.Jointly with property consultants Cushman and Wakefield Assocham has released a report in which they have stated, “Besides safeguarding the buyers’ interest and bringing credibility to the developer community, the Real Estate Regulatory Bill is also likely to attract investments from domestic and international funds that have harboured skepticism towards investing in Indian real estate largely on account of lack of regulation.”займ на карту без отказов круглосуточновзять кредит онлайн
