Gujarat Government Adopts New Policy for Land Regularization in Kutch

kutch-regularizationKutch: The Gujarat government has announced a new policy for the regularization of excess land holdings in Kutch. Apparently many land holders have much more land in reality than the amount that has been mentioned in the land holding records. Under the new policy if the land is measured and found to be up to 20% in excess of the area mentioned in the holding records then the then it will be regularized by charging one time jantri rate (minimum price of land). If the land is found to be more than 20% in excess of the area mentioned in the documents then it will be regularized by charging double the jantri rate.There was no proper land survey in Kutch and many irregularities and excess land holdings have recently come to light. To regularize all the excess holdings the government has decided to charge the above mentioned premiums.The decision of regularization of land which has value under Rs 15 lakh will be taken by the district collector. For land which has value greater than Rs 15 lakh, the decision will be made by the state government. Provisions in the new policy have been made that the land holding will be settled after the government has acquired 20% of the excess land holding as a premium. Prevailing conditions such as roads and bunds will however be kept intact.In rural areas as well as nagarpalikas, jantri rates for land holdings will be calculated after deducting 20% of the increased land holding at the present jantri rate.The process is being decentralized as the collector can now settle 40% of the total area when the land value is below Rs 15 lakh.
