New Delhi: Recently Mumbai has been announced to be the most unaffordable market for properties in India. Still high end properties were being bought and sold in the city. But there are only so many rich people in our country and hence even the luxury homes are facing the challenge of being sold that was previously being faced only by the middle class homes.The richer middle class is feeling the impact of the economic slowdown. This has led to 35% fall in the sale of luxury homes that are priced anywhere above Rs 5 crore. Sale of luxury property in other places such as Gurgaon and Bangalore where they had been selling like hot cakes before the slowdown has also been affected. In Gurgaon sale of luxury property has fell by 40% for apartments over Rs 3 crore and in Bangalore properties for over Rs 2.5 crore have witnessed a drop in sales by 20%.Confederation of Real Estate Developers Associations of India (CREDAI) Chairman Lalit Jain said that the luxury segment is the first real estate segment that gets hit when the economy is down.Mudassir Zaidi, regional director for property consultant Knight Frank also admitted that now the difficulty in selling luxury homes in Bangalore, Mumbai and Gurgaon has increased.Not only has the economy slowed down, the rupee has also touched 60. So the businessmen who invested their extra cash in the luxury homes segment have stopped investing as their income has also tightened. Investors who have already bought such properties earlier are stuck with them as they would not sell in this market and hence are shying from buying new ones.In Mumbai in areas like lower Parel, Juhu, Lokhandwala, Worli, Bandra where launch and construction of luxury homes have risen by 30% in the past year, sales have literally stopped.Many developers in Bangalore who now have approval for launching luxury projects in area like Outer Ring Road, Devanhalli, Bellary Road, have postponed their plans for now.
