First Half of 2013 Witnessed 20 Million Sq Ft New Office Supply

office-spaceMumbai: The commercial office space has observed an increase of over 20 million sq ft area across the country’s office market. The infusion of this supply was observed in the first half of the year 2013, majorly concentrated in large commercial and SEZ developments across the country.The leading markets of Bangalore, NCR and Pune were the highest contributors in this supply. These cities dominated the transaction activity in the second quarter of the year with 88 per cent of the total transacted space.Out of total 20 million sq ft of office space, 10.8 million sq ft of new office space was entered in the second quarter and remaining was added in the first quarter of the year in the market. The absorption of office space was quite less compared to the added supply in the market, in second quarter 7 million sq ft of space was absorbed and 6.6 million was absorbed in the first quarter.Total absorption observed till date declined by around 6 percent compared to the previous year’s absorption in the same period. Demand driven submarkets such as Connaught Place, BKC, and Lower Parel etc. were either stable or well appreciated in terms of rental absorptions. On the other hand, upcoming submarkets like Thane, Navi Mumbai have witnessed a downward trajectory.Although office supply has increased in the first half of 2013, expansion plans of corporate giants are still on hold due to the downfall in global economic conditions and these companies are also focusing on cost reduction.займ на карту без отказов круглосуточновзять кредит онлайн
