Mumbai: When the country is suffering from the lack of houses though the housing industry is showing an inventory that is possibly not going to sell out very soon then you have to understand that people are actually suffering due to the lack of houses they can afford to buy. In such a market condition realty development firm Poddar Developer has announced that it will concentrate on the affordable housing segment and hopes to double its revenues to Rs 500 crore by the financial year of 2017.Rohit Poddar, the company’s Managing Director said, “Whatever the definition of affordable housing, there is a huge shortage of such housing stock. Our business is focused on catering to this unmet demand and we expect our revenue to touch nearly Rs 500 crore by FY17.”Homes developed by the Poddar developers will range between Rs 7.5 and Rs 15 lakh. Most of the projects by the developer are concentrated in the outskirts of Mumbai such as Badlapur, Panvel, Kalian, Vasai, Palghar, Karjat and Shahpur. The company owns some land parcels in Goregaon and Vidyavihar which are located within the city limits of Mumbai and projects are to come up in this location in the coming years. But the company’s chief interest is to develop projects in the suburbs.Apart from Maharashtra the company also has plans to expand and develop in Bangalore and Gujarat where they have already started to acquire land.Poddar said, “We have bought land in Gujarat and Bangalore, where we plan to launch pilot projects for the economically-weaker sections. We may do this sometime next year.”The company also has put an investment plan in place and said that most of the money to be raised to achieve its target will be raised through tie-ups with banks and housing finance companies but the company will not depend much on debt and equity due to the high interest rates, an expense which can indirectly burden the buyer.
