Mumbai: Real estate developers are outsourcing the constructions of their ongoing and future projects to third party experts in project management. In past three months, renowned developers such as DLF Ltd, divyasree developers and Nirlon Ltd have outsourced their works to third party consultants.Indian real estate market has been witnessing sluggishness and as a result the projects are going through many constructions and approval delays. Hence the prices of the properties are skyrocketing to avoid such delays and save time and cost of the project development. The developers are opting for the outsourcing of the project construction to overseas and domestic third party management firms.Real estate experts stated that project delays and the construction cost have increased in the past few years. Many projects take three years to five years to complete the construction work including the approval delays.DLF recently outsource it general maintenance contract to global property consultant Jones Lang LaSalle (JLL) and Cushman & Wakefield. Outsourced project work includes maintenance of its entire leased office buildings and shopping malls situated across the country.Other than DLF, Bangalore based Divyashree developers have also given the project management contract of their 2.5 million sq ft commercial properties in Hyderabad and Bangalore. The developers which have outsourced their works are Realterm Everstone, Bagmane Developers Pvt. Ltd, and Nirlon Ltd.The method of outsourcing the construction and management works will see a potential increase in the next two-three years.
