Delhi/NCR: Zone-L, as mentioned in the Master Plan Delhi 2021 is the largest of all 15 zones of Delhi. It is as big as 21933 hectares. According to the master plan, Zone-L is evolving to an attractive location with its improved accessibility and infrastructure amidst sustained ecosystem. It is surrounded by NH-10, Rohtak Road, and Dwarka Sub city and consumes around 46 villages including Najafgarh, its important budding city.As the policy on farmhouses/country homes has been passed by the Delhi Development authority (DDA), investors who once only eyed posh south Delhi localities are taking interest in Zone-L which is close to Dwarka and New Gurgaon. The new plan now allows the construction of country houses on the minimum of 1 acre against farmhouses that need minimum of 2.5 acres. The rate of land has been shooted up and lies between Rs 1.25 cr-5 cr.Developers of Gurgaon have already bought 5000 acres of land parcels because the investors now foresee a trend of shifting the investment track from south Delhi to the green belt area of zone-L where country homes in multifold will be constructed in future.However there is a strong point that one should notice is the time it will take to develop. Even if you buy as many acres of land, the whole green belt will take minimum 3-5 years to be fully constructed. And by that we mean only the homes. Otherwise the improvement of amenities and infrastructure will take further time. Going with just the face value is easy but you have to overlook factors related to it. It may be showcased as an area that will reap treasure but you cannot miss the point that you have to wait for five years and may be even more.Zone-L is majorly surrounded by Haryana and Delhi. About 21 villages come under zone-L and 37 in zone-R. So we can expect some delay in the infrastructure because being a green belt area it will be done at the last. However it’s not totally the green belt area. 10322 hectares come under the green belt whereas 11611 acres are allotted for the urbanized development.As more and more developers are coming forward, it has been made mandatory to acquire at least 25 acres of land to start a project. The price range per acre goes from Rs 3-6 cr. Both residential and commercial activity will take place in this zone. It is also expected that once the properties will be getting sold to the public then the rates would go from Rs 3000-5000 per sq ft. Around 5-6 lakh units of properties are planned including housing and townhouses.Many areas around the green belt have been already acquired. After the proposal of DDA master plan and the release of its policy, the land prices had witnessed an appreciation as much as 100 percent. Many of the areas like Dhansa, Raghopur, Nanakher and Kangankheri were priced at Rs 60-80 lakh before one year. But now the prices have been climbed up to Rs 1-5 crore.Many of the sectors in Gurgaon like 104,107,108,110 and 111 come in proximity to the green belt of zone-L. This is one of the advantages of investing in the zone. Apart from this DDA is also coming up with 18-hole golf course in lush 173 acres in Dwarka.
