Relaxations from RBI to Energize Residential Unit Sales

RBIIn a move to energize the demand for residential units, Reserve Bank of India (RBI) has decided to relax few of the norms like lowering the standard asset provisioning requirement and risk weight for loans availed to the projects. If the relaxations in these clauses are made then the banks will charge lesser interest rates for loans.Before, the projects that come under residential housing were categorized under commercial real estate category (CRE) and thus, much higher standard asset provisioning and risk weight was charged, which in turn increases the interest rates of the loan and in reaction the burden of these high cost is transmitted to the home buyer. But now, RBI has made an intelligent move to create a sub sector within CRE-Residential housing (CRE-RH). By this way, the rates will definitely be lowered.As this new section is made, the risk weight will come down to 75 percent from 100 percent and the standard asset provisioning requirement will be lowered to 0.75 percent from 1 percent. For individual home loans, the SAP is 0.4 percent and RW is 50 percent for loans limited to 75 lakhs.It is highly expected that by these relaxations, the banks will be encouraged to lend higher amount of money to the builders.
