New Delhi: Economists in the country had been worried about the depreciation of the rupee. Though t he depreciation means bad news to many, it is good news to non-residents Indians (NRIs) as they now have more to invest in India. And this is good news for the Indian real estate sector as well.For NRIs who are earning in dollars India had always been a cheap market. But now not only has the rupee depreciated, residential units are also cheaper by 20%. This sounds like the best opportunity for NRIs to make a fortune by investing in the Indian real estate. So they are making hay while the sun is still shining.Following the depreciation of the rupee NRI enquiries for buying properties in India has risen by 15-20%. Once the rupee depreciates and reaches the mark of 60, enquiries are expected t o rise even further. This is bringing new hope to many realtors.Calls for enquiries have gone up from 200 to 800 in the last one month. Some property portals are getting enquiries that are amounting to almost 10 lakh every month. NRIs were upping their queries into the Indian real estate market even before the rupee started to fall as they had already anticipated it coming.With the slow Indian real estate market and new government policies, most analysts are of the opinion that this is the right time for NRIs to invest in Indian real estate.This is good news to many developers especially in cities like Delhi and Mumbai where the market has almost come to a halt lately as the high priced properties are beyond the affordability of most Indians. But these are the most favoured locations by NRIs.NRI investment in Indian real estate is nothing new but right now the spurt is going to act as a lifeline to many worried developers. Though there is much rejoice over the future prospects in the industry some experts like Development Initiatives Head, Jones Lang LaSalle India, Joy Sanyal said that enquiries should not immediately be translated into transactions.
