Fard / Jamabandi – Punjab Land Records

PunjabPunjab state government has computerized all the land records around 51 million from the 22 districts in the state. The lands records initially got computerized only for 2 districts, rapidly the count increased. Now the land record has got computerized for all 22 districts which are Barnala, Amritsar, Firozpur, Bathinda, Fatehgarh Sahib, Fazilka, Gurdaspur, Faridkot, Jalandhar, Hoshiarpur, Ludhiana, Kapurthala, Moga, Mansa, Muktsar, Mohali, Pathankot, Patiala, Sangrur, Rupnagar, Tarn Taran and Shahid Bhagat Singh Nagar. Land records in Punjab are called Fard or Jamabandi NakalThe Punjab government has opened Fard kendras at about 137 tehsil/sub tehsil in Punjab and at every fard Kendra the computerized land records of all villages are available. The Punjab government has computerized all types of land records like Jamabandi, Mutation and Roznamcha waqiati. Jamabandi Records include the Khasra and Khatauni of the lands.The land record has to be updated on a regular basis as the details can change in case of sale transactions, death of a land owner, mortgage etc. Such records are reflected in the mutation of the land records.The digitization of the land records has been very beneficial for the land owners as well as the revenue department. Owners can get the nakkals of their land records on the spot from any fard Kendra or even access them online. This will improve the transparency between the revenue department and the land owners. The computerization of records helps revenue department in creation of new Jamabandi of villages, the New Jamabandi is prepared after every five years.Over 70% of Punjab population comprise of farmers, they can easily acquire land records with just few mouse clicks. Along with English, for the convenience of the farmers as well as other public, the site is available in their regional language.To get the Land Fard in Punjab follow the following steps:

  • Open the home page of the Punjab Land Records Department http://plrs.org.in/
  • It will redirect to another page where you get all the option in Punjabi or you can change the language from the select language option
  • On this page you will get options to choose District, Tehsil and Village; after selecting appropriate details click on the search button.
  • It will open the page where you can select which land record you want to access like Jamabandi, Mutation, and Mutation after Registration.
  • In Jamabandi you can get your land record searching by Owner’s name, Khewat Number, Khasra Number and Khatauni Number.
  • In case of mutation you can search the record by Mutation Number

Why Fard is a crucial document?

Punjab land records which is known as Fard / Jamabandi Nakal can be significantly used for:

  • Raising bank loan
  • Verification of title during sale or purchase of land
  • Opening bank account
  • Checking mutation status
  • As an important document in court In case of any dispute or lawsuit

How to check mutation details after registration?

  • Click on the link – Mutation after Registration
  • To get the mutation details, you can either use Mutation Request No., Vaseeka No. or Transaction No.
  • Enter the necessary details and click on Submit to get the report
  • Save the report

If you want to acquire the copy of mutation record, visit any Fard kendra located at Tehsil office.     • for mutation record after land registration visit: http://www.plrs.org.in, now select your Vaseeka Number, Mutation Request Number and Transaction Number. From there you can get all information(khata, khatoni, land records, mutation, jamabandi, Roznamcha waqiati, Khasra) about your property.
