Mumbai: American multinational IT service company Cognizant Technology Solutions has taken up 230,000 sq ft of office space in the IT SEZ developed by K. Raheja Corp in Airoli in Navi Mumbai. CBRE Asia has brokered the deal. Neither Cognizant nor CBRE had however responded to confirm the news or made the deal official.This lease transaction is one of the largest lease transactions in recent times. The tenure is for 12 years and the monthly rental of the entire area is Rs 96, 60,000 at Rs 42 per sq ft. The space has been mainly taken up by Cognizant in a bid to expand their business. The company has more than 10 global delivery centers located in different parts of India. After US, the nation of origin of Cognizant, India is the country where the company has such a large presence.In Mumbai, Cognizant has an office in Kensington SEZ in Hiranandani Business Park in Powai. It has no plans of shifting this office to Mindspace in Airoli. Rather this second global delivery center in Mumbai will be used for expansion. This comes as no surprise as the company generated an annual turnover of $7.5 billion in 2012. It is obvious the company wants to increase its profits through expansion. The space at Mindspace can accommodate 2,300 employees if the company provides 100 sq ft space for each employee. Mindspace occupies a total area of 4 million sq ft of which 70% had been constructed upon. Besides Cognizant, other reputed companies such as Wipro, Capgemini and Accenture also have offices in Mindspace.The commercial property market in India had been sluggish for quite some time.
