Since there are limited spaces available in urban areas, the companies are shifting their focus to suburban locations.According to a survey, the utilization of office spaces in 2012 was observed to be 60% in the suburbs however in 2013 it is expected to grow to 68%. Most of the commercial real estate users prefer suburban areas for better performance and facilities.The costs of office spaces in the main city area are quite higher as compared to the suburbs. Therefore by moving to the suburban locations they will be able to cut down the cost and focus on bigger and better commercial projects that will offer amenities like ample car parking, safety and other modern facilities.In 2012, the total absorption of office space in India was recorded to 26.7 million square feet out of which 16.6 million square feet (60%) of it was suburban areas. There is an expectation of further increment of 19.2 million square feet (68%) in the consumption of land in suburban areas. The extensive spread out of real estate projects in the suburban localities has proven the significance of these locations.Currently Central Business District (CBD) market is dominated by Banking Financial Services and Insurance (BFSI) as they are paying high rents.
