‘Go Green’ has become the latest mantra in India. People are becoming more and more aware of the baleful pollutants that harm the environment and unhealthy lifestyle; therefore most of them are adapting eco-friendly way of living. Developers in some of the prime cities of our country are coming with green building projects, both in residential as well as commercial real estate.Green Buildings are promptly catching trends in the prime locations of India. According to a report, Bangalore is one of the metropolitan cities in India which is burgeoning with many eco-friendly buildings. Currently there are 41 green buildings in Karnataka, out of which 39 of them are present in the state capital. Whereas Maharashtra tops the list of maximum number of green buildings which is followed by National Capital Region (NCR) at second position and Tamil Nadu ranks third. There are approximately 1909 eco-friendly buildings in India.Green Buildings are generally expensive than the normal conventional buildings but the efficiencies which they provide are worth those expenses. Even the operating and the maintenance costs of these green homes are cost effective which is raising the demands of such residential projects in India. The resale values of such buildings are higher than those of the usual residences.The major issues that are considered during the construction of sustainable buildings are land, water, air and energy conservation, green landscapes encircling the buildings, reuse of the construction material, utilization and the efficient use of the resources and ofcourse provisions for healthy living of the residents.Green building ratings:Indian Green Building Council (IGBC), Leadership in Energy and Environmental Design (LEED) and Green Rating for Integrated Habitat Assessment (GRIHA) are the three major green building ratings. If any building is certified with any of these ratings that means it is 100% eco-friendly construction. Most of the upcoming residential projects like individual homes, high-end apartments, luxurious villas, high-rise towers and townships in the prime locations of India are being certified under these ratings. IGBC is the first rating which is uniquely developed only for residential sector. GRIHA is one of the popular green buildings rating which has total 300 projects registered under them, out of which 14 are in Karnataka and about 20 projects are in Pune, Maharashtra. Once the construction work is over, the builders have to register their projects for green rating. All the possible points which are related to the norms of green building are evaluated under rating system using checklist. These above rating associations arrange a special meeting for the builders and for the general public to make them conscious of the need of Green Homes in India.The perception of green buildings has already been immensely observed in some of the renowned IT parks, industrial belts and other commercial projects of our country; even the residential market is thriving in the eco-friendly lifestyle. Palais Royale – Mumbai, Aliens Spacestation 1 – Hyderabad, World One Tower – Mumbai are some of the famous green residential towers in India.It is expected that about 20% of all the upcoming projects till 2030 will be green buildings.
