The cost of the real estate properties in un-regularized colonies may be much affordable than the prevailing market rates of the properties in authorized areas but it has certain risks involved.On the basis of such inconsistencies, the disaster management division and state revenue of Gurgaon has set forth cohesive guidelines with respect to property registration, purchasing and sale of property in un-regularized or unauthorized colonies.The guidelines were issued in accordance with a Punjab and Haryana court order passed on November 1, 2012. A written proclamation regarding these guidelines were sent to all the commissioners and deputy commissioners.To make common public aware about the unauthorized colonies, the district administration of Gurgaon is directed to prepare the list of the un-regularized colonies and also a public notice would be published in the regional language newspapers of the respective area.In prime places like Tehsil (Taluka), sub divisions or district offices, schools, community centers, bus stops etc, pamphlets will be distributed or exhibited to generate more awareness among the general public.The senior revenue official said, “Sub-registrars and joint sub-registrars would be intimated in clear terms that in case the land of un- regularized colonies is registered, they would face tough departmental or criminal action.”To make sure no properties of unauthorized colonies are registered, arbitrary checks of the tehsil and sub-tehsils will be conducted by the team of officers comprising of sub-divisional magistrate, district revenue officer and stamp auditor.This team of officers will scrutinize the tehsils and the sub-tehsils and validate the execution of the orders.
