Maharashtra Redefines Realty Laws

newer-lawsIn a yet another plan to guard the buyers from any realty harm, Maharashtra government has introduced newer and stringent laws. Opposition (mainly builders) however remains sceptic for the new proposals and questions the need for them. The point that is to be noted from them is that we already have mandatory rules and regulations that have been followed in all situations to protect a buyer from cheating.MOFA (Maharashtra Ownership Flats Act), the body that regulates the construction, sales and promotion of the flats in the state use to calculate the price of the flat based on the carpet area. This theorem is going to be applied in the centre’s upcoming real estate bill. The MOFA rule was amended in 2008 but still builders sell the flats on the basis of built-up area and the government agencies also used to approve the plans and register the property.Another lousy example is that the builder should register agreement as soon as they receive 20% of the total cost of flat. But this just stays on documents, in reality it happens after getting 90%. Also the parking space must not be sold but its cost is included in the flat cost.The new laws may be effective for the buyers but the civic body should listen to both sides and a better presentation of bill is highly anticipated where the consumer and seller will be in equilibrium.
