The revenue collection of this department has crossed Rs. 3700 crore for the previous fiscal year and is expected to grow even further for the present financial year. Some of the main function of this department include registration of documents, registration of Marriages under the Hindu Marriage Act, Registration of Partnership Firms, Collection of stamp duty and registration fee, maintenance of permanent records and sending J-Forms to the revenue department in case of agricultural land transfers. The other services of this department include issuance of encumbrance certificates, copies of records of firms registered and certified copies of documents.Property Registration in Bangalore:Property registration is of utmost importance since it acts as a legal proof in case of disputes. Registering a property officially declares that you are the legal owner of the property. Moreover property evaluation becomes easier which also eliminates middlemen from the process of ownership acquisition. The terminology for property registration differs from state to state. The terms used within a specified region also depends upon the jurisdiction. In Bangalore Property registration process is also termed as ‘KHATA’ opening or transfer. What is Khata?Khata, in common terms, is an account of property assessment. This statement records details like the size of the property, built-up area, location, etc. It not only identifies your property but also determines the person who is liable to pay the specified property taxes. Obtaining a Khata is important if you need to secure a loan or trade license. This terminology is more prominent within the Bruhat Bengaluru Mahanagar Palike (BBMP).Usually properties are registered on the basis of the Guidance Value which is revised annually. This Guidance Value indicates the minimum price at which the property can be registered. Why is Khata acquisition important?A Khata document is necessary in cases where you need to obtain a building license, trade license or loan from banks or other financial institutions. Paying property taxes is compulsory; therefore having a Khata document, for this purpose, is a must.Who is eligible to obtain a Khata?Anyone (property owners/property holders/landlords) who owns a property which is under the BBMP jurisdiction is eligible to obtain a Khata Certificate. Obtaining a Khata Certificate makes the holder liable to pay the property taxes. What is the difference between ‘Khata’ and a ‘Title Deed’?A Khata is an account of assessment of the property for the purpose of tax payments.
