\"\"Pune real estate<\/a><\/strong> scenario has seen drastic change over the years not only in terms of prices but also in terms of standard of living, development of infrastructure, architecture, landscape, basic facilities, etc. Decades back when Pune was not like a metro city people used to build separate bungalows to live in as there was no shortage of space and the cost of land as well as construction cost was also not that high. After that scenario flat system came into fashion to provide readymade small homes in the form of apartments to people. In this system people had choice to buy 1, 2 or 3 BHK flats as per their requirements. Builders can build single building or a group of two three buildings in a small space that used to have a parking lot on the ground floor. These buildings were not higher than 4 to 5 floors usually. After that builders started building big societies which had a row of buildings similar to each other thus making it looking good, safe and favourable for buyers as they can get good society and same financial status neighbours to mingle with. But now the scene has changed to a much higher level as the prices of real estate have shoot up and due to inflation the cost of construction has also gone up.The culture in realty sector insists on fully facilitated societies that can promise the buyer to give high standards of living along with world class amenities like swimming pools, gymnasium, jogging tracks, open garden, children\u2019s play area, club house, amphitheatre, etc. the buyer is ready to pay the high price for such homes. As per the demand in the air the developers came with such hi-fi societies which can fulfil the requirements of buyer. With the development of Pune in all directions due to national and international setups, more crowds from across the country are pulling in. This new cosmo politan population is earning handsomely and ready to invest in projects that can provide them world class facilities all in one. Thus such luxurious societies came into fashion.\u00a0 But today that has turned into a much bigger level and the very recent concept is of all in One Township. To develop a township the builder must have at least 100 acres of land and then only he can develop a township. Reputed developers have made the dream true by giving Pune city some world class townships and the trend is still continuing with many more townships are coming up at a larger scale with unimaginable amenities like golf course, spa facilities, rivers, lakes, forests, etc.A township is a complete city in the limits of city. It has multiple benefits over other residential configurations\u00a0 as townships provide very well planed infrastructure including, planned layouts, health care facilities, world class schools, corporate offices, recreation facilities, shopping centres, cinema halls, hotels, restaurants, ample open spaces, gardens, separate play areas, badminton courts, swimming pools, waste management system, fire fighting station, full proof advanced security system, water filtration system, electricity backups, gymnasiums and many more. The upper most advantage of choosing a township instead of other residential projects is that you can find everything at one location so you don\u2019t need to bother to travel distances for your necessities. If your office is near your home you can walk to the work place instead of going through the irritating traffic of city. The other advantage of township is that you get world class lifestyle and can live in a totally developed and advanced location but still in your own city. Townships are professionally managed small cities and any problems occurred could be solved immediately unlike in case of government system of management. Townships have their own system of water supply mostly as well as electricity so they don\u2019t need to depend much on municipal supplies. They do have eco friendly systems on a larger scale thus making it a green living for residents. This township culture is definitely raising the bar of Pune city. It has changed the way Pune people lived and work. Amanora park town and Magarpatta city at Hadapsar in the East side of Pune have already got recognition for its superb ambience as well as well planned infrastructure. Magarpatta city alone houses 35000 people while if we talk about working population then it goes to approximately 65000. It shows that how a well planned township is attracting buyers and no doubt these are quite successful in a city like Pune where people lived in small residential complexes instead of high rise towers.
