It pays to do your homework before you take decision on which property to purchase. For property investors it can be a very lucrative business in today’s real estate market of Pune. Property investors prefer to buy office space, shop, flat for lease/renting or land for sale when the property rates are high. The shortage of rental properties, combined with rising prices in most markets, means that if you choose the right property you could reap the rewards, also make sure you keep a close eye on your investment. An investment property doesn’t have to be your perfect dream home. If you don’t intend to live in the property, remember to look at it with “investment eyes” only.Few tips for investors and buyers on real estate property investment;1. Take a long-term view and realize that investing in property is usually a long-term strategy: The housing market is generally a 7-10 year cycle; there are always highs, lows and steady patches. Make sure you’re comfortable with how much you’re borrowing, and you know what your financial goals are. Plan ahead – you may find a long-term tenant or you may find that your tenants come and go or sell property when the rates are high. Make sure your cash flow is sufficient so that you can cover the mortgage and other outgoings while the property is empty.2. Positive vs. negative gearing: Keep in mind that the interest and related expenses you incur (such as repairs and maintenance) are tax deductible. Negative gearing means your loan repayments; fees and other costs exceed your rental income. This means that the net loss can be offset against other income you earn, so you will be able to reduce the amount of tax payable on your other income.Positive gearing, on the other hand, is where the annual rental income received from the property is higher than the annual loan repayments and costs. The benefit here is that you earn extra income, but of course this is taxable. Also make sure you factor in the capital gains tax you will have to pay if you decide to sell the property. Be sure to consult your taxation advisor.Take control of your investment by being properly informed on property values, trends and what is happening in the home loan market. To research the areas you are interested in, read property-related articles, use reputable property research companies and the Real Estate News. Find out each area’s average rental or sale yields, what services infrastructure is in place and planned, and the property price growth that has been experienced and is expected. Invest the time to fully understand the market – it could make a big difference to future investment returns.3. Consider using the equity in any other property you own: Tapping into your home equity, or equity from another property investment, is a great launching platform for buying an investment property.4. Visit a financial adviser and/or accountant: You also need to discuss your full monetary situation with someone with experience in advising on diversified investments. That’s because you need to make sure that your financial situation is improved by an investment property and that you can afford repayments without stretching the budget uncomfortably. Remember, you must make this investment work for you and your long-term strategy.5. Determine the type of investment: Before you invest in property business, you should decide on what type of property you want to invest in. There are a lot of investments to choose from. Apartment/Flat, office space, shops, bungalows, farm house, showroom, warehouse/godown and land offer varying kinds of risks and rewards. As a new investor do a little market survey before choosing the right type of property to invest. Maintain a checklist and keep a record of all the properties you’ve seen. You can jot down everything from the address of the property and real estate agent’s details, to the number of bedrooms plus services and facilities in the local area.6. Location: the most important aspects when investing in real estate is location. Research the capital growth history of the area and the potential rental income or resale value of the property. Ensure that your investment property is located in a good area of the Pune city or the edge of the city which has probable growth in terms of real estate development for e.g. Balewadi, Wakad, Hadapsar etc. Invest on properties that are located close to schools, shopping centers, supermarkets, and financial districts always yield good returns.7. Determine property prices and rents: It is very important that you find out property values and rents in the area where you want to invest. Property prices are readily available from brokers and local real estate offices. If you’re planning to get rental properties, ask other landlords in the area how much rents are going for.8. Do your inspections: Get your building and pest inspections done. It will cost a little, but if you find problems it will save you a lot of money, and headaches, in the long run. When you’ve found a property you’re really interested in, here are just some of the things to look out for:• Make sure you inspect the property more than just once.• Visit it at different times of the day/night and week so you can gauge traffic and noise levels.• A rainy day is perfect to see if there are any leaks.• Are there any cracks in the walls (interior and exterior)?• If it is an old house and the carpet is lifting up in places, have a look at the state of the floorboards.• You may see signs of mould, white ants, borers or other problems.• Is there a musty smell? It may indicate rising damp or water damage.• Check the walls on the other side of the bathroom for signs of water damage/rotting wood.9. Legal advisor or consultant: Hire an advocate to give professional advice on what property to buy or lease. They weigh up the investment risk and negotiate the best price. A fee applies for this expert service.10. Negotiating a price: You can only negotiate for private treaty sales. Naturally sellers want the highest price for their property and buyers want to pay the least amount. The buyer expects sellers to make a lower offer, but not so low that it’s out of the question. Generally, people are prepared to meet somewhere in the middle.11. Understand the contract: Your solicitor should read the Contract of Sale. Are you happy with what’s included in the sale? Are all the fittings included? Ask as many questions as you need to feel comfortable. And make sure it’s all written in the agreement.12. Secure financing: Many people have shunned property investment buying because they don’t have capital. What they don’t realize is that you don’t need money to start your own real estate investing business. Banks and financial institutions are readily available for home loans. A lot of investors nowadays use other people’s money to finance their deals, a good bet for is to find the financing that you need is to turn to hard money lenders. Loans fall into variable interest rate and fixed interest rate, decide on which type of loan is best suited for you based on loan market study.

Check out for Home Buying Guide in India here.

займ на карту без отказов круглосуточновзять кредит онлайн

While buying or investing in properties with rising interest rates, a sound strategy can pay off in today’s India real estate market.
