We need the regulator to prevent fly-by-night operators from entering the business. We need it to protect customers. We do not want License Raj and want to be allowed to do business smoothly\u201d, said Credai Chief Lalit Kumar Jain. He also mentioned,\u201cThe government regulatory bill will not only kill the enthusiasm of the builders but also prevent creative and visionary people from coming in to this business. What we need is regulation and planned development in the sector to ensure sale of immovable properties in an efficient and transparent manner.\u201d&nbsp;\u201cThe current regulatory bill does not take care of the delay at the top level authorities which completely defeats its purpose.\u201d Jain said. He also said that the regulatory bill is more like a Public amusement and developers\u2019 harassment bill.&nbsp;Jain mentioned that the current system of multiple clearances consisting of 40 departments not only increases the costs of the projects but also delays them. He suggested that the government should introduce a single window system in this sector. The regulator must avoid the delays caused by factors out of the developers\u2019 control.&nbsp;Jain said \u201cas there are technologies and planning tools that make it possible to construct structures that take into account all the safety and security needs of any locality\u201d.
