Yes it is very true that India is providing up most opportunities to its investors for golden returns in coming years but do we see the results. Actually we only concentrate on the top results but not on all. Yes there are many mistakes that investors do while making a huge investment in real estate which is a sector with its own limitations like first of all it is a very long term commitment and cannot be escaped soon and the second is huge money is involved in it. That is why it is wise to give sufficient time to think all pros and cons before investment decision. Though Indian real estate is flourishing and you can also make profits by investing in it but only when you invest wisely without following the sheep footsteps. In this article I am going to highlight some of the very common mistakes that most investors do in a hurry to invest in the sector.<strong>1. Investing without homework:<\/strong>It is unwise to follow others while buying properties. Everyone has their own planning and purpose to buy certain properties and we cannot just put our money because someone else has done so. We need to analyze our requirements and purpose for <a href=\"http:\/\/www.bharatestates.com\/pune\/properties\" target=\"_blank\">buying a property<\/a> or investing in real estate. An investment before homework can put you in a situation of heavy losses and further cash crunch. Proper planning from amount of down payment, <a href=\"http:\/\/www.bharatestates.com\/info\/finance\" target=\"_blank\">EMI<\/a>, budget, size of property to choosing locality in advance are necessary.<strong>2. Not choosing the right location:<\/strong>It is one of the very common mistakes investors do is not working on choosing location. In today\u2019s time when you cannot believe anyone, you need to buy property at a location that is convenient for you to reach. It should not be very far as it won\u2019t be possible for you to check it easily and frequently if it is for <a href=\"https:\/\/www.bharatestates.com\/blog\/index.php\/8-reasons-to-invest-in-real-estate\/\" target=\"_blank\">investment purpose<\/a>. It is advisable to invest in a property that is in close proximity to city otherwise selling or renting of the property will be difficult.<strong>3. Paying more for less:<\/strong>It is said that when we are in hurry we cannot make the right decision. It is another common mistake investors do. They pay more for a property than what it is worth to be. Here the suggestion is that always do market research of the area where you want to buy the property so that you can have an idea of the price range in that area. It will be your loss if you pay more than market price as the appreciation will be same for a particular area.<strong>4. Brokers are there to charge commission:<\/strong>It is not true as the real estate agents are the experts of market and can help best. Their job is not only to assist in selling or buying process but they can come with valuable suggestions that can help us. They know the locale\u00a0\u00a0\u00a0 better than us and can assist us in analyzing the area from all perspectives. They do charge fees but their work should not be underestimated. Now, one can find qualified and professional realty agents who are member of state associations and reliable.<strong>5. Not checking the marketability of the property:<\/strong>It is observed that most buyers are influenced with irresistible offers from builders and developers but they forget to see the future that is more important and it is the return on investment. One must check the marketability of the property, surroundings of the property whether it is well connected to the main areas or not, transportation facility, basic amenities like schools, colleges, hospitals, grocery shops are there or not, etc. if a property is situated in a remote area and there are no realty development drivers then it won\u2019t give you as much returns in future as you are expecting. Do check the marketability of property before putting your money in.<strong>6. No flexibility:<\/strong>We all have set frame or ideas about what kind of property we want. But it is not always wise to stick to our set frame as it can lead to losing the best opportunities sometimes. We can be flexible and receptive of new ideas which may prove better than ours. May be the new property can help change our perspective. For example if we want our master bedroom of certain size and in the new property it is slightly smaller but the rest of the things are in place along with the budget and location than we can go for it as it may be an opportunity because a set of ten standards if one is not fitting in place than it is not a bad deal after all.<strong>7. Expectation of quick returns:<\/strong>If you are expecting quick returns then it is not the right place to invest. There is no short term returns in realty sector. Apart from that no fast liquidity should be expected as in case of shares or stocks. It takes time to appreciate the properties and the rate of appreciation also depends upon the area in which the property lies.<strong>8. Buying a resale property is different from fresh home:<\/strong>If <a href=\"https:\/\/www.bharatestates.com\/blog\/index.php\/resale-property-checklist\/\" target=\"_blank\">buying a resale property<\/a> be very careful. It is really common to go for a resale property in a good location. But if you are investing for return purpose then check the area as if the area is already saturated then chances of <a href=\"http:\/\/www.bharatestates.com\/pune\/residential-price\" target=\"_blank\">property rate<\/a> appreciation are low because if there is no new development is coming then the demand for homes may go down there. The age of the property adds to depreciation to the property and it won\u2019t let the appreciation go much ahead. So if you are choosing the resale property then be wise and analyze all the factors affecting your decision along with the age of property and previous owner or owners if there are.
