In the current scenario where the supply of properties in all categories is more but the demand is slightly less because of sky mounting property rates<\/a> and increased rate of interest on home loans. Not only the buyers and investors are finding it difficult to make quick buying decision but the builders and developers are also affected by the present situation as they have doubts of hundred percent sell out of their units and fund crisis to complete their ongoing projects. We can say the situation is not as favorable as it should for both the parties. To boost the sales the builders, developers and development authorities organize property exhibitions that offer special discounts to buyers and investors. These exhibitions target special segments of buyers in the market.Property exhibitions are public display of properties. It is the most outspread platform that provides an opportunity to developers to showcase their properties to a large number of consumers in a short span of time. In Pune one can find regular exhibitions on different categories of projects showcased in different parts of city by entities like Maharashtra Chambers, CREDAI (Confederation of Real Estate Developers Association of India), sometimes individual developers like Panchshil. These exhibitions actually a hit in the real estate industry today due to maximum number of participants as well as for investors and buyers it is the best place to find multiple options to choose from with special offers. Recently an exhibition organized for premier properties for the upper segment of buyers who want extraluxurious homes in prime locations<\/a>. There is an upcoming property showcase seventh in the series organized by Times of India on the 1st and 2nd October 2011. The exhibition will focus on the maximum value projects. All the segments of buyers will be having options here in choosing properties. That is why the slogan is Homes for All. This exhibition will display projects of builders and developers spread all over the city not concentrating on any one or two parts of Pune. It will display all from budgeted affordable properties to luxury properties.These exhibitions are not limited to a city or country but it is going international and we must say it is a milestone in the growth of Indian real estate industry. The event management firms are playing important role in making the things possible for such shows. Previously the Indian property shows were held in West Asian countries like Dubai, Bahrain in the form of exhibitions but now Singapore, Malaysia, UK and USA have become destination for such shows as organizers can find potential investors who are quite interested in Indian<\/a> real estate in the mid segment which is easy to sell and exit after appreciation.Pune\u2019s realty developer Panchshil came up with a very high end luxury residential project Yoopune which has an apartment costing Rs. 8.5 crore. They have organized their first road show in London last month to display their premium projects<\/a>.\u00a0 It is very true that for such premium properties builder can find buyers in NRIs only as it is difficult for buyers in city to spend such huge amount for an apartment. The investment in properties in India by NRIs is becoming popular as more and more people from foreign are choosing India as a realty hot spot to invest in. This is the main encouragement for organizers to go global as the money is the matter. Investment is not the only reason, finding a second home or retirement home is also encouraging factor for buyers abroad. A fully developed city with all modern facilities, international standard malls, entertainment centers, up to date medical facilities, low cost of living , natural surroundings are making\u00a0 city the most favorable and comfortable place to live in and thus these kind of exhibitions and road shows are getting huge response from buyers and investors living in foreign countries.\u00a0 Apart from investment and second home there is another reason for NRI investors to put their money in Indian realty is the promise of higher returns as compared to other places and it helps to attract investors around the globe.\u00a0 Today the demand in the home country has become weaker due to various factors and in such a case developers and builders have to go overseas where the demand is still on rise.\u00a0\u00a0 If we see the statistics 10 to 15 percent of properties are sold to NRIs by developers in the international market, some builders have sold almost 30 percent of their special projects to investors outside country. But finding this way is not easy as they have to spend a lot for catching the buyers in foreign nationals.
