Some six years back when I first came to Balewadi to see one property I was so disappointed to see the place as it was just a village having some homes here and there without any proper grocery shop, no roads. I thought how can we live in a place that has nothing to offer except some views from high storied windows. I was not that convinced to buy my dream home there. But I bought the property in Balewadi as the property was in my budget and the layout I liked the most but I was worried about the location. But today I do not regret at all as the place has completely transformed from a small no roads village to real estate hot spot. There are various factors responsible for this facelift of Balewadi.<strong>Common wealth games<\/strong>The common wealth youth games in the year 2008 have changed the looks of Balewadi completely. Because of the Games held in Balewadi it was compulsory to develop the nearby areas. In order to make it look it got plenty of developments like wide roads, street lights, cleaning of surroundings, regular bus services, etc. It helped the area look good and gave opportunity to developers to come up with new projects. The closeness to National Level Stadium is proved to be the positive point for Balewadi.<strong>Closeness to expressway<\/strong>No doubt if any part of city is close to a high way it works in favour of that area as the connectivity from other parts increases. Same thing happened in Balewadi. It is located very close to Highway and thus the development in the area is very fast.<strong>Proximity to Hinjewadi IT Park<\/strong>It is the best place to stay if you are working <a href=\"https:\/\/www.bharatestates.com\/blog\/index.php\/rajiv-gandhi-it-park-hinjewadi-pune\/\" target=\"_blank\">Hinjewadi IT Park<\/a>. There is more than 50000 people work in Hinjewadi and to fulfil the demand for residential property of these working population developers came with many new residential projects and thus the prices have gone up.<strong>Well connected<\/strong>It is a place which is very well connected to Baner, Aundh, Pashan, Wakad and Hinjewadi through high way. A road has been proposed from Medipoint Hospital in Aundh to Baner Petrol Pump and to Balewadi will reduce the distance between Aundh and Balewadi. The work seems in progress and when it will complete the place will have much higher value then today. The roads play important role in boosting the development in a particular area and Balewadi has really good wide roads again due to Games held in 2008.<strong>Availability of land<\/strong>After complete saturation in Aundh builders started looking for place in Baner and now they turned to Balewadi which has all the advantages apart from cheap land and that to in plenty as most of all farmers are getting rich by the rates they are getting by selling their agricultural land.<strong>Affordable property rates<\/strong>Initially, I would not say today, the prices were very affordable as compare to Aundh and Baner area so people started looking for residential <a href=\"http:\/\/www.bharatestates.com\/pune\/balewadi-properties-8052\" target=\"_blank\">properties in Balewadi<\/a> which now became a prime location in Pune.<strong>Restaurants, clubs and five star accommodation in proximity<\/strong>From the time of common wealth games the place and surrounding got a facelift and thus the accommodation requirement for foreign guests encouraged star rated hotels to choose this location. Currently Holiday Inn, Sayaji, Sadanand Residency, VITS, Pancard Club are some of the well known names in hospitality services in close proximity of Balewadi.<strong>The entry point from Mumbai<\/strong>It has become the best place to invest for Mumbai investors as the entry point from High way is almost in Balewadi as there are two ways one enters directly in Balewadi and other is from Baner road that too is very close to Balewadi.<strong>PMC bus service<\/strong>Balewadi has another advantage of transportation facility. It has regular bus service from Balewadi to other parts of city and it makes the commute easy for daily transport service users.<strong>Natural surroundings<\/strong>This area is surrounded by lush greenery and hills that gives it a perfect place for nature lovers who want a slice of nature every morning from their very own window.
