The rising demand and the rising property prices have now also gained attention of the Non-Resident Indians (NRIs) and high-income individuals (HNIs).According to one of the city-based real estate developer, most of the homebuyers prefer to invest in apartment projects in Tambaram as it is an affordable and feasible option for both buyers as well as developers. As compared to this set of residences, independent homes and villas are far more costly and are in limited supply. However NRIs and HNIs are looking for such properties in Tambaram as a status symbol.The stock of independent homes and villas are quite less and most of these residential spaces are present in the east. Majority of them are resale properties. Row houses are in high demand due to its low prices as compared to independent homes in Tambaram East.According to the sources, usually the price of independent homes is much higher than that of multi-story apartments. Property rates also vary depending upon, whether it is an element of gated community or not. In case of gated communities, the buyers are allured with offers like 24\/7 security services, power back-up facilities and other leisure amenities like parks, clubhouse, sports area etc. Due to these high-end facilities, the residential cost is escalated but it does not bother the high income group people as the additional cost brings them security and elevated lifestyle. Even the NRIs prefer homes in gated communities.
