The locality has been constantly witnessing rise in the capital value with minor differences in certain quarters. Earlier in April- June quarter of 2011, the area recorded an average capital value of Rs. 3,700 per sq ft, now the capital value has drastically increased by over 85% and reached Rs. 6,900 per sq ft.Mostly, a 2 BHK apartment in Sector 128, four years ago was priced around Rs. 40 lakh and now the same type of apartment here may cost, Rs. 60 to 70 lakh, investors who invested earlier have profited by around Rs. 30 lakh within this time period.The increasing market dynamics and improving construction activities in one of the key township projects in this sector have together resulted in rise in property prices. According to a spokesperson, this township project comprises of around 70,000 housing units, offering various residential options like 1, 2, 3 and 4 BHK apartments, penthouses, multi-story apartments, independent homes, plots and villas.Most of the project under this township are still under construction stage and are expected to get completed in next 5 to 6 years. Delay in the construction is one of major reasons for the slowdown in growth in this sector. Most of the homebuyers have shifted their focus to other sectors where they are assured with timely delivery of residences. Delay in construction has also affected the property prices in Sector 128. The area can recover this situation, only once the projects are delivered on time.
