The introduction of the Maharashtra Housing Act can potentially have a very positive impact on the real estate sector in Maharashtra. The Act majorly deals with regulations and promotion of construction, sale, management and transfer. Anuj Purim, Chairman and Country head, Jones Lang LaSalle commenting on the Act said that it is certainly a concept whose time has come.The biggest advantage of this act is that it will offer an arbitrating body to attend grievances and redressals to buyers in the state. Accountability at all levels of the approval process is very important which should also include all stakeholders involved in the real estate. The stakeholders which will be included are architecture, contractor and developer.The housing regulator can potentially benefit all the stakeholders involved in the real estate along with major benefit to the buyers. The major issue in the current real estate market is the lack of transparency in various transactions including transparency over cost and time frames.Introduction of state level housing regulator will surely implement systems which will mitigate risks while in parallel, increasing the accountability.
