Usually, every housing complex has a management committee that looks after the society issues and matters. Big issues might get solved easily but sometimes it becomes very difficult for this committee to deal with petty issues like collection and managing maintenance fees or looking after small requirements of society members. Often the topic gets heated up and results in unnecessary fights and misunderstanding. It is the responsibility of the management committee to handle the situation peacefully and solve the problems.<em>In this article we would discuss about some common issues that arises in almost every housing society and would also give you solutions to solve the problems:<\/em><strong>Collection of maintenance fees:<\/strong>Maintenance fees still rules the list of society problems. Despite knowing the fact that maintenance charges are purely utilized for repairing and maintenance of society\u2019s common area and other such services with administrative work, the society members often feel reluctant to pay the fees or pay the amount late. Even if the secretary asks to pay late fees, members usually feel they use that amount to fill their pockets, which is not true. At some point, it really becomes embarrassing for the management committee to repetitively ask for the fees. So, how to get rid of this situation? Technology is solution to all the problems and it could be a way out for this condition too. Recently many housing societies have undertaken the online mode for the payment process. This technical tool will not only maintain transparency but also automatically charge the late fees from the residents.<strong><a href=\"https:\/\/www.bharatestates.com\/blog\/ways-to-calculate-maintenance-fee-in-apartments\/\">Calculation of maintenance fees<\/a>:<\/strong>Now after the collection come the calculation part which is also a problem. As mentioned above, the residents are generally doubtful about how the amount is used and are they charged right. Society collects maintenance fees as per the size of the flat; hence sometimes the members of small apartments doubt that they are charged at the rate of larger apartment. How to solve this dilemma? There are two techniques of calculating the maintenance fees, one is as per the size of the carpet area of the residence and other is to charge a flat amount irrespective to the size of the dwelling unit. The management committee should maintain complete clearness about the process and the norms to avoid later dispute. It would be enough to charge blanket maintenance fees, if most of the units are of same size.<strong>Parking issue:<\/strong>Parking is another common issue of housing societies. Residents complain about other members as they occupy much <a href=\"https:\/\/www.bharatestates.com\/blog\/apartment-parking-lot-dos-and-donts\/\">parking space<\/a> or utilize space for vehicles of the visitors. Appropriate rules and regulations should be formulated for providing proper parking facilities to the society members. The management committee should finalize the parking area for the residents as well as for the visitors and anybody who is found violating the rules would be fined.<strong>Be calm and composed:<\/strong>Management committee has to bear the pressure. The committee has numerous responsibilities and duties but that doesn\u2019t mean, you need to be quarrelsome, this will lead to more problems. You are appointed to look after the issues and not to create issues. Hence you should behave calmly and patiently. The main duty of the management committee is to maintain peace and harmony in the housing society; hence it should not be overlooked.<strong>Is the additional expenses utilized properly?<\/strong>Most of the society members have this query about the additional expenses incurred by the society committee.
