A study conducted by CREDAI Kolkata revealed that the city will be in need of 2.68 million homes to accommodate the growing population. Out of these almost 99% of the requirement will be to cater to the EWS (Economically Weaker Section). The rest will be to address the needs of the luxury segment and middle income groups. Though there has been a substantial rise in the demand for residential spaces the supply rather has been sluggish. This will create a chasm between the demand and supply of spaces in the future. <a href=\"http:\/\/www.bharatestates.com\/kolkata\/residential-price\" target=\"_blank\">Property prices in Kolkata<\/a> have risen by almost 15-20% due to the increase in land rates and construction costs.CREDAI Kolkata states that the areas along the Metro corridor have greater prospects for growth. However these areas will soon end up getting saturated owing to the upward demand graph. The connectivity is also planning a major role in the realty development. The social and civic infrastructure will also contribute to the State\u2019s overall growth. If the infrastructure needs of the State are addressed at the right time then the real estate sector will get the all needed boost.Despite the constructive initiatives taken by the Government there will be backlog of around 2.68 million spaces by 2030.
