The commercial growth of the city has highly influenced the residential trends of Bangalore. Despite the Indian economy&#8217;s downfall, the city&#8217;s residential market stayed balanced in past year and in the first half of 2013 witnessed comparatively better lucrative demands. At current, Bangalore have about 120,000 under construction units which would come online in near future. Unlike all the major cities in India, IT\/ITeS sector remains the key demand driver in the Bangalore and its adjacent residential markets. Demand from the working class of the Bangalore city highly depends on the factors like affordability and locality of the properties.<span style=\"text-decoration: underline;\"><b>Supply based real estate scenario <\/b><\/span>The residential market of Bangalore witnessed launch of about 28,000 residential units in the first quarter of the 2013 with almost growth of about 30-35 per cent from the preceding year. Geographically Bangalore can be divided in four different residential submarkets South Bangalore, East Bangalore, West Bangalore, and North Bangalore. Following residential scenario shortlists the region wise new supply which was launched in the first half of the year 2013.<b>South Bangalore<\/b><\/p>\n<ul>\n<li>In 2012 south Bangalore contributed for the highest share of the new launches in the city.<\/li>\n<li>The first half of 2013 remained at the top for the share of new launches in the city.<\/li>\n<li>The share of new launches dropped by about 32 per cent in the current year.<\/li>\n<li>Sarjapur Road and its adjacent areas contributed the largest chunk of new supply in the over all city new supply.<\/li>\n<li>Key projects which were launched in first half of 2013 include Bren Woods at ElectronicCity, Mane Pure Earth at Sarjapur Road and Liberty Square at Kanakapura Road<\/li>\n<\/ul>\n<p><b>East Bangalore<\/b><b><\/b><\/p>\n<ul>\n<li>East Bangalore witnessed large number of new projects which launched in the first half of 2013.<\/li>\n<li>In overall new supply, East Bangalore shared about 28 per cent of the total new supply which was increased by three times when compared to preceding year&#8217;s same period.<\/li>\n<li>The corporate development and demand of this region has helped a lot to the residential real estate market of East Bangalore.<\/li>\n<li>Presence of Whitefield and ORR East has worked as catalyst in the residential growth of the region.<\/li>\n<li>Presence of public sector companies like BEML, ITI and NGEF were instrumental in the growth of the residential real estate of the East Bangalore.<\/li>\n<li>About 60 percent of the total units launched in the eastern Bangalore and especially in the areas like Hoodi, Mahadevapura and Brookfields.<\/li>\n<li>Key launches include Brigade Lakefront at Whitefield, VDB Azure at Gunjur and Shalom at KR Puram.<\/li>\n<\/ul>\n<p><b>West Bangalore<\/b><\/p>\n<ul>\n<li>West Bangalore witnessed decent amount of new launches in the first half of the 2013.<b><\/b><\/li>\n<li>West<b> <\/b>Bangalore<b> <\/b>shared<b> <\/b>14 percent of the total new supply in Bangalore.<b><\/b><\/li>\n<li>Western region witnesses new launches like Provident Sunworth by provident housing and Melody from Salarpuria Sattva group.<b><\/b><\/li>\n<li>West<b> <\/b>Bangalore remained lowest share holder in the new supply <b>\u00a0<\/b><\/li>\n<\/ul>\n<p><b>North Bangalore<\/b><b><\/b><\/p>\n<ul>\n<li>North<b> <\/b>Bangalore observed few prominent launches in the first half of 2013. <b><\/b><\/li>\n<li>22 per cent new supply was contributed from the North Bangalore in the total new supply off the city.<b><\/b><\/li>\n<li>Hennur Road and Thanisandra was the most sought after region in the North Bangalore.<b><\/b><\/li>\n<li>Key new supplies of North Bangalore includes Orchid Gardenia from Greenwood Developers and Mantri Webcity by Mantri Developers<\/li>\n<\/ul>\n<p>The newly launched projects in the first half include about 44 per cent supply ranging between 2.5 to 5 million brackets. The highest demand for below 2.5 million housing units was observed in the Electronic city located at about 20 kilometers from the central locality. About 25 per cent new supply came from the mid-end and premium housing market pricing higher than 7.5 millions. Such housing units are high in demand due to the available first class workforce working in the IT\/ITeS sectors.<span style=\"text-decoration: underline;\"><b>Absorption<\/b><\/span><b><\/b>Bangalore accounted temperate increase in the absorption level of across the city witnessing absorption of about 22000 units. Big cities like Delhi, Mumbai witnessed a downfall in residential market in the first half of 2013, but Bangalore managed an increase of about 22 per cent in absorption level as compared to the preceding year&#8217;s same period. Various researches done on the residential real estate market shows that the residential real estate market of the Bangalore has been growing steadily and gradually over past few years. Although Bangalore is experiencing an upward trend in the residential market, property prices are still steady and have not grown hand in hand with market demand. The demand in the residential market increased the coming new supply of the Bangalore city. IT\/ITeS sector has been the large contributor in absorptions observed across the Bangalore city which experienced benefits of rupee depreciation and recovering economy in the western countries. QTS level of the city is continuing to decline since past few years which is the major benefit of the residential market. Southern Bangalore has been the key contributor in the absorption of the residential market in Bangalore. The residential market of the city observed increase of about 8-13 per cent in the price appreciation across various regions of the city. Areas like Whitefield and Rajajinagar in the eastern and western azones of the city observed upward momentum in the price appreciation levels due to the increasing demand of localities. Western locations have benefited a lot from ongoing Metro rail project which would provide better connectivity in the region in the near future.<span style=\"text-decoration: underline;\"><strong>Market overview<\/strong><\/span>The<b> <\/b>first<b> <\/b>half<b> <\/b>of<b> <\/b>2013 can be attributed majorly to the commercial and residential sectors which observed decent amount of investment from the private equities. The Outer Ring Road has been the hot spot for the commercial real estate market in the city which directly influenced the residential market of the city. The <a href=\"https:\/\/www.bharatestates.com\/blog\/bangalore-outer-ring-road-new-corporate-destination\/\" target=\"_blank\">ORR stretch<\/a> is emerging as the most favored property market of Bangalore city. The residential market of Bangalore will continue to grow with the gradual speed in the second half of the year by attracting more buyers from the various industrial sectors.
