The adjacent localities provide better and easy connectivity with the prominent locations at comparatively lower prices. The locality of Kanjurmarg has been the focus as it offers properties at much lower prices compared to its adjacent localities like Thane, and Vikhroli. At current, the locality is offering properties in the range of Rs 11000- 15000 per sq ft.Pokharan Road in Thane is in demand due to its proximity with the Eastern Freeway and has observed highest demand from the mid-income segment looking for affordable housing. Considerable momentum was observed in the capital values of the properties situated at the Pokharan Road.Several premium locations in Mumbai also witnessed better price appreciation since 2012. The locations like Palm Beach, Dombivali, Pokharan Road and Santacruz witnessed maximum growth in the real estate developments along with growth in the capital values of properties.
