There is a colossal demand for vacation homes in the areas that are nearby to the metros which have resulted in appreciation of the property value by 8% to 12% per annum.According to a report, the realty prices in these localities have beaten most of the upscale residential areas too. Mostly these homes are priced above Rs. 1 crore. People who like to invest in these properties generally belong to middle and top management segment.Lonavala nearer to Mumbai and Pune and Ooty in proximity to Coimbatore are the most favored hill stations for vacation homes. Mumbai residents also prefer locations like Karjat, Alibaug, Mahabaleshwar, Panchgani and even Goa. Lonavala being the most preferred location, most of the renowned developers have come up with many bungalows and row house projects which usually range between Rs. 1.5 crore to Rs 3 crore for row houses and Rs 2.5 crore to Rs 5 crore for bungalows. People who are interested to live by sea-shore invest in <a href=\"https:\/\/www.bharatestates.com\/blog\/alibaug-a-mushrooming-home-buying-destination\/\">Alibaug properties <\/a>and also in Goa where villas are priced about Rs.75 lakh to Rs 6.5 crore.The prices for second homes in coastlines between Chennai and Mahabalipuram have also increased by 75 to 100 times. The property prices on East Coast Road (ECR) which is filled by bungalows and villas are approximately Rs. 1 crore to Rs. 15 crore. Delhi\u2019s NCR where one can spot numerous farmhouses and independent villas, are priced around Rs. 3 crore and Rs. 14 crore.
