Banks also join hands with developers to introduce such housing loan schemes. Such schemes include the upfront disbursal of sanctioned individual housing loans to the builders and not linking these loans to the different stages of construction of the project, the builder paying the EMI\/interest of the housing loan sanctioned to an individual for a certain period etc. In such cases an agreement is signed jointly by the individual buyer, the builder and the bank and these loan products are known as 80:20 or 75:25 schemes.<\/p>\n<p>There are however certain risks in such schemes. For example in case of a dispute between the builder and the developer, delay of payment of EMIs by the developer, failure to deliver the project on time etc exposes the bank to certain risks. The delay in EMI payment exposes the borrower to lower credit rating by credit information companies (CICs) who keep a regular record of servicing of loans.
