The retail shops and dealers often have problems while finding sufficient land or plot to setup their businesses in the city areas. Having shops or outlets within the city areas always increases the difficulties to bring the stock or goods to the outlets. The retail centers looking to set up new outlets always look for the destinations where they find it easy to offload their surplus stock, mostly in the neighborhoods of highways and expressways and city outskirts.Nowadays we can see that almost all the retail shops, hypermarkets, furniture dealers etc are shifting towards the peripheral real estate markets. Traveling of goods and scarcity of land has meagerly influenced the retail real estate in the central areas of the cities. The emerging retail destination on the peripheral areas of the city has given rise to the trend of out of town weekend shopping destinations. Out of town retail outlets are highly situated in the areas where they can provide easy connectivity from the central locations of the city.<b>Why retailers choose out of Town Properties<\/b><b><\/b>Retailers typically look for low rate properties with large floor spaces and ceiling height and sufficient parking along with easy approachability. Although out of town locations are away from the hustle-bustle of the city, retailers go for properties which are easily connected with highways and expressways.Increasing prices in the city areas have made it impossible for retailers to afford places for their outlets. Affordability can be compromised some times, but the scarcity of land parcels has been the biggest issue in setting up an outlet within the city limits. The properties situated on the outskirts of the city also serve best to offload the surplus stock on regular basis.<b>Retail Scenario<\/b>Customer audience for big retail complexes and shopping centers is increasing now-a-days and even sentiments of people for out of town or outskirt retails destinations are changing too. Despite most of the people think of savings, the attraction of the big size shopping malls, hypermarkets and shopping centers is on high scale. Vast amount of audience comes from the upper middle class shoppers, these people comprise higher abilities to spend on retail markets.Mall and shopping center\u2019s trend is thriving across the country, big and better malls are coming online every year across the country. The retail destinations have turned into a weekend destinations with every possible facility present in shopping centers and malls such as entertainment, food, shopping etc.<b>Challenges and Future<\/b>Retail real estate sector has observed highest demand on outskirts of almost all cities across India. Increasing prices in city areas and dissolving availability of large land parcels has shifted the retail sector towards peripheral areas of the cities. In future, the retail destinations are predicted to lead the peripheral real estate in most of the metro cities.
