Sonipat has been blessed with a strategic placement adjacent and over the past eight years it has gone through a makeover to become the largest industrial zones of Haryana. The industrial growth of the Sonipat has resulted in the proportionate growth of the residential sector.Property prices in Delhi and core NCR areas are continuously soaring up from past few years; hence the real estate is shifting towards the suburban areas and to satellite cities adjacent to the main localities. Sonipat-Kundli region has been the most prominent area in the Haryana with increasing industrial development.The state government is also aiming to transform Sonipat region into an educational hub and government has also announced various infrastructure developments to support the emerging real estate market of Sonipat. NCR has observed exponential growth in the real estate, considering the future expansion of NCR to Sonipat-Kundli regions the state government has planned several infrastructural developments in this region.<b>Real estate scenario<\/b>10 years earlier Sonipat used to be an agricultural town but currently real estate in Sonipat is witnessing large scale developments in residential, commercial and even in the retail sector. Being the largest industrial zone in Haryana, Sonipat has attracted a large population with affordable prices and large availability of land parcels. The spurt in demand has been the major reason behind large scale residential as well as commercial developments in the locality.Since Sonipat region has been declared as a part of NCR the property prices of Sonipat market have increased four times in the past few years. All sorts of residential as well as commercial projects are being developed in Sonipat region including small scale to big scale properties. Facilities in the Sonipat region have also been improving since many renowned developers and builders are investing in the region.Gurgaon and Noida has been the most sought after real estate destinations in the NCR but the immense popularity of these locations has influenced the property prices. As a result the prominent locations like Gurgaon, Noida are becoming expensive and more luxury oriented destination. The middle class work force couldn\u2019t afford the hike of the property rates in Delhi, Noida and Gurgaon therefore they are shifting towards the alternative destinations like Sonipat, Kundli and Meerut etc.<b>Connectivity<\/b>The Delhi Development Authority is building concentric ring roads to reduce the time to reach the National highways in the region. The Rapid rail System is also on its way which will reduce the travel time between ISBT to Sonipat. The Master plan of 2021 considers Kundli and Sonipat as the part of NCR and for better connectivity an eight-lane highway construction is proposed. Kundli-Sonipat is also proposed to get the metro rail connectivity for better transportation facilities. The Kundli-Manesar-Panipat Expressway is currently under construction which will be the major catalyst in real estate developments in and around the Sonipat-Kundli region.An average plot in Sonipat Kundli belt costs about Rs 30, 000 per square yard which is much affordable than the property prices in Delhi, Gurgaon and Noida. Sonipat is predicted to be the next Gurgaon of Haryana with emerging industries and increasing demand for the residential properties.
