Once Meerut was just another small town of the country, now it is emerging as the big real estate hub in the Western Utter Pradesh. The proximity of Meerut with most vibrant developing cities of the country such as Gurgaon, Noida and Delhi has played the role of catalyst in the upbringing of Meerut as the next \u2018Gurgaon\u2019.The real estate market of western Uttar Pradesh has gone through a rapid swing in the past few years; especially areas close to Delhi have witnessed elevated growth in the real estate. Ghaziabad was coming up as an industrial city whereas Meerut has observed great increase in population as it has gained importance as the great residential and educational hub in western Utter Pradesh.<b>Connectivity<\/b>Connectivity of Meerut with Delhi and NCR has been the major influential factor in the rapid development of Meerut. Recently, government has given a nod to the National Capital Region Transport Corporation (NCRTC) which will undertake a Meerut corridor transport development for the better connectivity of Delhi with the Meerut city. The Delhi-Meerut Expressway is supposed to reach completion by 2015 which will reduce the Delhi-Meerut drive to only 45 minutes.The high-speed rail link- A Rapid Rail Transit System is also in its initial stages of construction which will speed up the journey from Delhi to Meerut. The project will have stations at an interval of 4-5 km and the proposed halt Stations include Anand Vihar, Vaishali, Mohan Nagar, Meerut Road, Duhai, Muradnagar, Gang Nahar, Modi Nagar, Mohiuddinpur, Meerut Bypass and Pallaypuram. The Rail line will be an underground project in its initial few stretches to accommodate the proposed metro rail project as well.<b>Real Estate Scenario<\/b>Low priced property is the most important driving factor of the Meerut real estate market. Outskirts of Meerut have excellent infrastructure facilities, well planned development and top-grade security hence these locations are high on demand. Locations along the Meerut bypass are the most sought after real estate area of Meerut.Limited residential places and high property rates in Delhi have encouraged people to migrate to neighborhood cities like Ghaziabad, Meerut and other NCR locations.
