\"sublet\"Subletting is renting a leased property to someone else. In other words if you are staying in a place on rent and renting it out to someone else, you are subletting. Usually you feel the need of subletting your rented place if you are going away for a few months for work or some other reasons but do not want to give up your rented apartment that you have come to love. You do not want to pay the rent for the months that the apartment will remain empty neither do you want to give up the house and spend money on storing your things. In such situations subletting becomes an excellent option so that even in your absence the house will be occupied. You will not have to pay rent for a place you are not using while it will be secured as well.However subletting is not a piece of cake. You have to judge well before subletting and often people with a bad subletting experience will swear their lives on not falling for subletting. They have possibly sublet and came back home to find damaged furniture, half burnt curtains or missing appliances. Therefore if you are going to sublet your home observe a few cautions:Ask the landlord<\/strong>: Subletting your apartment without the permission of the landlord is illegal. If the landlord finds out about such a circumstance, you can be evicted. Hence obtain the landlord’s consent before you sublet. The permission should be written. And it is best to discuss with the landlord because all owners like to know exactly who is living in their house.Master tenant<\/strong>: In case you are granted the permission to sublet your apartment, you will become the master tenant. The Sublette will pay the rent to you. If you charge more than the rent you are paying then it will be considered fraud. So do not do that. As the master tenant you will also be held responsible if any damage occurs to the apartment. So try to check on your apartment as often as possible.Background check<\/strong>: While finding a Sublette run a thorough background check just like a landlord would have done. Check the individual’s credentials and references. Meet the person and talk to find out if you find him\/her trustworthy.Rental agreement<\/strong>: There is always the need of documentation to protect yourself from eventualities. A rental agreement is a clear statement of what your responsibilities are and what is expected of the subtenant. Even if you are subletting to a friend a rental agreement can come handy. Also the subtenant’s limits can be clearly stated in the document.Furniture and appliances<\/strong>: Take a clear inventory of your things. A video record of your things is also advisable. If your house is full of beautiful furniture and you cannot tolerate even the smallest scratch on anything it is best not to sublease as you can never expect that someone will take better care of your things than you do.
