The sun city of India which is witnessing a strong expansion in industrial as well as educational sector has become one of the thriving real estate destinations of our country. \u00a0Pachpadra, a dry region present on the district border was till now neglected but the declaration of the development of refinery and petrochemical complex has suddenly drawn attention to this place.The land prices in some of the areas have been increased exceptionally due to the the rapid development in the city. The prices have increased in such a rate that even upper middle class people are not able to afford it. NLU, IIT, NIFT and Police University are some of the educational institutes which will be set-up in the peripheral areas of the city. Therefore the price of the lands in these areas is touching the sky. The rates have almost gone up from Rs. 50,000 per bigha to Rs. 20 to Rs. 30 lakh per bigha. In today\u2019s scenario, the property prices within 25 km of the peripheral areas will not be less than Rs .4000 per yard. \u00a0Prime locations like Pal Road, Barmer Road, Benar Road or Nagaur Road have also witnessed price rise.The announcement of the big projects has transformed the real estate situation in Jodhpur. According to one of the real estate developer, a 2 BHK apartment may cost Rs. 2,800 per sq ft in the outskirts of Jodhpur whereas the same property may cost Rs. 50 lakh within the city.Even Pali road is seeing a strong upsurge in property prices due to the construction of the High Court here.
