In the deal Sutherland leased office space of 80,000 sq ft in a Special Economic Zone (SEZ) developed by Lanco Technology in Gachibowli.Many people have not even heard the name of the place that has just been mentioned. In fact to most of the dwellers of Hyderabad where Gachibowli is located, the development of the small village into a major industrial and real estate hub has come as a surprise. Gachibowli made its mark on the world map by hosting the 2004 Afro-Asian Games. The IT revolution made the town evolve into the commercial capital of Hyderabad.Around the time that Hyderabad was making its place in the world map for being a hub for IT\/ITES companies, the search for other spots started that can relief Hyderabad of the increasing pressure it was facing due to the growing number companies that wanted to operate in the area. Gachibowli came into focus around this time. However Gachibowli exceeded Hyderabad&#8217;s fame faster than the city could have imagined not only because of the IT\/ITES companies but also its excellent connectivity to the airport and other parts of the city, presence of reputed schools in the area, entertainment zones, hospitals and other infrastructural advantages. Thus it has become one of the fastest growing investment hot spots.As Gachibowli grew as a commercial hub, the demand for residential places in the vicinity could not be ignored. As more and more people are being placed in the companies in Gachibowli and the area is showing growth that can sustain the daily needs of people, more people are looking to settle in the area. This has encouraged high end developers like Lanco, DLF and Aliens Group to develop residential projects here.Number of people employed by different companies in Gachibowli adds up to almost 1 lakh. New additions are also being planned by the companies. If the trend keeps steady then rates of residential properties will follow an upward drift. Market experts are of the opinion that since people want to cut on commuting time and also want to lead a quality life, they will be intent on settling in Gachibowli. And since most of the employees in Gachibowli are young and have a good amount of disposable income they can buy homes in Gachibowli. Residential properties in Gachibowli at present are selling at the rate of Rs 3000 per sq ft to Rs 4000 per sq ft. The price varies according to the ambience and facilities provided by the project.Most of the commercial spaces in Gachibowli are rented or leased. This is because most companies here are not operating on the ownership model. Renting rate is Gachibowli is between Rs 25-35 per sq ft. Market experts are of the opinion that as big organizations like Oracle and others are opening offices and expanding in Gachibowli, the area will see at least a 5-10% appreciation in the rates of commercial real estate.The development of Gachibowli has also led to the development of the nearby areas of Tellapur, Appa Junction and Manikonda. The saturation of Gachibowli will push development opportunities to these areas.
