The number of registered lease agreement has increased from around 10000 to 12000 in two months whereas only 6000 sale agreements were observed in the month of May.Increased property prices and declining rental rates are the major aspects due to which people preferring leasing over buying property. The Mumbai has been the most unaffordable market in the country with about 29 percent of total under construction units which are valued above Rs 1 crore.Recent Goldman Sachs report stated that average home prices in Mumbai have been up by about 49 per cent since March 2010. The available supply in the National Capital Region, Mumbai and Hyderabad is much higher compared to the absorption rates of these cities.Low absorption rate and sluggish demand for properties are escalating property prices of many cities. The property prices are on their peaks so people are opting leasing properties than buying them.NCR has observed a slight decrease in the leasing activities as more and more residential supply is coming in the Delhi and Gurgaon market. NCR witnessed about 7603 housing unit launches in the first quarter of the 2013, of which 84 percent were in the mid end segment.NCR has observed a decrease of about 10 to 15 per cent in the areas like Gurgaon and Noida.
