With the government planning to scrap the special economic zone (SEZ) policy altogether or at least reducing the space requirement for various industries, the developers who are in possession of surplus land are rejoicing as now they can develop mixed use projects.Mixed use projects are in high demand nowadays due to their &#8220;24\/7 feel&#8221;. That is if your work place is situated with the same complex then not only you can walk to work, you can also go shopping, go to the movies or to the bar while you are still in the same premise. As a person can spend one-third of a lifetime being stuck in traffic jams, it is a highly appealing idea to everyone to be able to save so much on road commute time.The economic slowdown has also encouraged the development of mixed use projects as developers are struggling to stay in the market. Mixed use facilities are profitable for developers are they can ensure better sale of the units by including all segments of properties. The diversity also reduced the risk and while residential units were quickly sold or rented off, commercial units were also filled up. The returns of such a development also proved a better return-on-investment policy for developers. Therefore the trend that started out of necessity in 2008, caught on and came to stay.The demand among people to live in self sustainable cities with basic physical and social infrastructure is also encouraging developers to build more such projects. For example, Spira, a building in the Supernova project being developed by Supertech has residences, studio flats, a shopping mall, hotel and offices with the same building.Mixed use projects are not being preferred only by developers but it is actually the buyers&#8217; demand that is keeping number of such projects ever growing. If the workplace of a person is situated within a certain mixed facility project then if he\/she is planning to buy a house there is almost 95% chance that the person will prefer a residential unit with the same premise. Thus the demand for commercial and residential spaces is complementary to each other.A multi facility project also profits from the fact that it is a self sufficient township but not a restricted area. Thus people from nearby places also come to the shops, malls, hotels or hospitals located within the premise. Thus even outside the project demand of residential spaces is stimulated automatically.A slight disadvantage of mixed use facilities is that since it requires large tracts of vacant land to be developed, and no such amount of land can be found in the centre of a city, mixed use projects are more often than not located on the fringes of a big city. Though it is true that while living in a mixed use project one does not need the facilities of a city, yet the fact remains that a facility situated within a city will grow much faster as long as its economical and social advancement is concerned. Such a project on the city fringes also reduces pressure from the city&#8217;s infrastructure. The facility itself can fuel the development of infrastructure in the area it is located.
