Coming of the age properties are way too costly and if one steps forward courageously to own one such asset then it is natural to expect from it in a way we expect from our loved ones. The property will deliver us capital gains as the circle rates appreciate but it takes years for it. However if patience is kept then convincingly profitable amount can be gained.But when you have to pay the loan amount back then you&#8217;d think of some special income from which you&#8217;ll pay the loan. If you have not consumed the property for your living purpose then you must have rented it. This is the most common option to make money out of a property. In metros, the deficiency of flats is widely experienced and thousands of migratory humans have established their lives in those rented apartments.The rent helps an owner to pay back the loan amount. Mostly in non-metro cities, if the flat remains unoccupied then the property will hard on the owner. The loan will bludgeon sometimes. But generally apartments get tenants easily. But the important factor that is often not contemplated is the percentage of rental yield.<strong>In case of residential property<\/strong>If you have bought a 2-BHK flat for Rs 40 lakhs and getting a rent of about Rs 12,000 per month then the rental yield will be 3.6%. The rent is heavy but if compared to the price of flat and expected returns, sometimes if fell weak. But it was again a bit obvious because it&#8217;s hard for the tenants to pay the expected price. Thus the rent remain convincing expect for the major areas in metro cities where the prices skyrocket due to demand. However the tenants will always say that the rent is more. But from the point of view of the owner sometimes the rental yield is low.The rental yield of the National Capital Region is lower than 2.5%; Hyderabad, Kolkata and Bangalore lie in the range of 3-4%; For Pune it&#8217;s up to 2-3%. For other tier-II and III cities, these rates are not uniform and often less than the expected value.<strong>In case of commercial property<\/strong>The rental yield through a commercial property is generally high around 8-9%. But buying a commercial property is itself a herculean task. It almost costs the tusk of an elephant. And the risk is also high if there is a situation of oversupply. It is also tough to manage a commercial property. But mostly it generates a better rental yield.<strong>The final verdict<\/strong>Put capital appreciation on one side and decide the rent according to the yield you expect. But market factors will play key role here and you have to consider it in calculation of rent.
