Many people cannot decide buying which of the two will be most beneficial. Both have their own advantage and disadvantage. Though most people finally make the decision based on their requirement and which they can afford to buy and use, if you are utterly confused about which to choose between the two, here are some guidelines that may help you decide.<strong>Pros and cons of land<\/strong>:<strong>Cost<\/strong>: Cost of land is an ever spiraling factor and this is what takes land out of question for many people. Especially if you are planning to buy a piece of land to build your own home on it, cost of land may seem very discouraging. But cost of land depends on its locality, connectivity, size etc. Cost of building your own home will be much lower if you understand market trends and buy a piece of land in a place that has not entirely developed yet but will be developed soon. Such lands cost lower than lands in developed areas.<strong>Purchase Assistance<\/strong>: Most banks do not provide loans for buying land. Some co-operative banks do provide a loan but the tenure is limited and the loan-to-value ceiling in 60%.<strong>As An Investment<\/strong>: Buying land is good investment. If you buy a piece of land in a fast developing area you can sell it after sometime at a greater price because land has a great appreciation value. Even if you buy land in a convenient location, construct buildings on it and sell the buildings, you will make an even greater profit. But land let out on rent will not fetch much. Worse case is you might fail to reoccupy a piece of land that has been rented if the tenant entangles the land into litigation over ownership.<strong>Future<\/strong>: Land has virtually zero depreciation. It also requires next to nothing as far as maintenance is concerned. Therefore if you own a piece of land no matter where it is it has a good future value.<strong>Risk<\/strong>: Land is very prone to\u00a0litigation.\u00a0These litigations take very long to settle. Also sometimes land encroachment is a big problem. You have to be very wary and shrewd when it comes to dealing with land. The best way to avoid trouble is to employ legal help when it comes to these matters.<strong>Pros and cons of flat:<\/strong><strong>Cost<\/strong>: Like land, the cost of flats depends on the locality, connectivity, size etc. Flats in townships or societies cost more if they come with special services, amenities etc. Cost of flats also depends on the will of the builder or the status of the builder. A flat will probably cost less than buying land in a proper location and building a house on it. But luxury flats at any given point of time cost more due to the added advantages of services, facilities, convenience etc.<strong>Purchase Assistance<\/strong>: The term &#8220;home loan&#8221; almost always refers to money that will be lent by the bank to assist you in buying a flat. It is very loan to acquire loan from a bank to buy a flat.<strong>As An Investment<\/strong>: Like land, buying a flat is also good investment. You can buy one or more flats in a high demand township and after the township has been sold out you can resale your flats at a higher price than the builder had been. Flats can even fetch a good amount when let out on rent. And though maintenance of flats is a headache, you can have your peace of mind as flats have much lower chances of being entangled in occupation litigations as most of the rules regarding flat renting is already in place.<strong>Future<\/strong>: Flats do not have an appreciation rate as high as land. Though flat loses out in comparison with land, nonetheless appreciation is not so bad as not to be considered at all.<strong>Risk<\/strong>: Dealing with flats is much less risky than dealing with land. But the risks of owning a flat are completely different from that of owning a piece of land. Mostly the risk in buying a flat involves the usage of low quality material by the builder which makes flats fall apart sooner.
